Our estate is a lovely sanctuary of quiet away from the bustling metropolis of Greater Manchester that we live in. It has excellent green spaces, a valuable central playground, and roads kept in top condition.

To make sure that the estate stays looking as impressive as ever, and so everyone can continue to enjoy living here, we all have a shared responsibility for keeping our own properties looking smart and tidy.
All property owners signed a covenant document when joining the estate. It sets out the ways in which we must all maintain our properties so the estate stays looking fantastic. Below are some of the key responsibilities we all have. If you have any questions about the covenant, then please get in touch with RMG Living.
Your responsibilities
We all want to maintain the appearance of the estate (and our property prices) but we also have responsibilities to do so – detailed in the covenant document you will have received when you bought your property. If you are letting your property please ensure your tenants are made aware of these key points detailed below
RMG invoice – you will receive an invoice (usually Feb/ Mar) each year – it is your responsibility to settle this by the due date shown unless you are paying via a direct debit. If this is not adhered to then additional charges could be incurred.
Structural alterations and additions to the dwellings or garage – if you are thinking of making any such changes to your property, you’ll need to first obtain written consent from the management company for these – contact RMG Living in the first instance.
Gardens and driveways – together everyone’s front garden and driveway make up the face of our estate and even just one unloved garden or cluttered up driveway lowers the tone of the whole area. So, please take good care of your outside spaces. As well, if you refer to your covenant you’ll see that you’ve got a responsibility to ensure all gardens, both front and rear are maintained to a suitable standard.
Parking on the estate – this one’s a tricky but serious issue – everyone’s got strong opinions – and some of us have lots of vehicles to accommodate. The thing is, we’ve all got a shared responsibility to keep the streets where we live, as safe as houses. Our children play on these streets; we walk our dogs around these streets; we meet each other and catch up on the gossip on these streets. And almost everyone of us needs to be able to manoeuvre our vehicles in and out of the estate many times each day without bumping into each other – or worse – knocking a neighbour’s child over. For all of this to work we need to keep bends and corners, shared grassed areas and at least a pram’s width of all pavements absolutely free of parked vehicles. In RMG’s words (taken from a recent letter to residents):
“We are reminding residents of their responsibility in respect to parking and requesting the following:
- Vehicles are parked off-road where possible
- Vehicles are not parked on corners or bends
- Vehicles are not parked on grassed areas
- Vehicles are not parked on pavements to the extent that they would prevent access to motorbility scooters, prams, wheelchairs etc.
If we do not collectively address these issues, further action to be considered which will include Yellow lines, Signs, and increased use of speed bumps.”
Dog owners – please dispose of dog foul in the bins provided on the estate or take home with you. And remember – it’s an offence if you don’t pick up after your dogs.
Rubbish bins – please put out no earlier than 7pm on Thursday night and return to the property no later than 7pm on Friday night. If you are away please arrange for a neighbour to move your bins. Bins are left out are a clear indication that you are away and may attract unneccesary attention to your home.

- Salford Council – highways department responsible for footpaths, roads and street lighting.
- United Utilities – responsible for any drainage issue or man hole cover repairs.
